A Brief History

The Brandon Company's roots date to the early 1970's. During those turbulent economic times, numerous financial institutions sought the Company’s help to foreclose on properties and to enact business plans that would create value. Success was in the results. As a result of the Company’s efforts, all of the institutions were able to stabilize the properties, market the assets for sale and conclude the sale with positive cash. Only through effective Property Management and Leasing was The Brandon Company able to deliver the results that their clients had desired.

In the late 1980's and early 1990's, the Company used experience in Property Management and Leasing to the benefit of its clients, large financial institutions and government agencies. With the need for effective Property Management and Leasing even more acute during this period, the Company expanded its expertise in different property types and its geographic reach to accommodate its client’s needs.

The Company's hands-on approach to the daily management tasks and its attention to the value created by leasing, achieved successful results time after time for its clients. During this period, the Company was the largest manager of shopping center space in Florida. At that time size was important.

With the passing of time, the principals of The Brandon Company grew to realize that bigger was not necessarily better. It became evident to them that the large size of commercial retail real estate companies did not ensure the economies of scale represented. To the contrary, the size worked to handicap the ability of the professional staff to adapt and respond to the needs of the properties and the clients. Thus was born the present day philosophy of the Company in providing real estate services… a hands-on approach with personal attention from the principals of the Company to each and every asset.

Anticipating and responding to market conditions has always been one of the Company's fundamentals for success. As the workout problems of the early '90's came to resolution, development opportunities were abundant in Florida. Recognizing the need retailers had to capture the growth of Florida with new stores, the Company solidified retailer relationships to provide a predictable supply of stores to meet their needs. That program is currently the main thrust of the Company.

Development of neighborhood and community centers began with the Company’s first development in 1979. From off-priced fashion centers to grocery anchored neighborhood centers, The Brandon Company and its affiliates have experienced the many trends of developments in Florida for almost three decades.

Brandon Structures, Inc., a related company, is a state certified General Contractor. Through Brandon Structures, the Company has provided construction management, development management and catastrophe relief services. After Hurricane Andrew in 1992, Brandon Structures undertook over $5,000,000 in emergency repair and recovery work for the benefit of its clients properties. All of this work was done on an emergency basis and was concluded within 120 days. 

Today The Brandon Company manages, leases, develops and provides development consultant and construction management services for its clients and for its own account. We maintain that no one knows Florida retail better.

Timeline

1974

The Brandon Company formed in Miami.

 

 

1974 – 1981

Problem property workouts for REIT’s and development consulting.

 

 

1979

First self-development with Best Products as an anchor center in Pompano Beach Florida.

 

 

1981

Albertson’s anchored center developed in Margate Florida.

 

 

1982 – 1986

Specialty fashion centers developed with Loehmanns as the anchor in Clearwater, Altamonte Springs, Miami (Kendall), North Miami Beach and Davie.

 

 

1986 – 1990

Acquisition of existing centers for redevelopment in Coral Gables, Miami, Cutler Ridge, Apopka and Casselberry.  Development of new centers in Miami, Boca Raton and South Miami. Acquisition, redevelopment and development of the Company’s first industrial project in Miami.

 

 

1989 - 1994

Asset management and workout of foreclosed properties for life insurance companies, pension funds, banks and the Federal Government.

 

 

1994-1996

Sale of The Brandon Company’s operating business to Trammell Crow Company.  The Brandon Company principals become Executive Vice Presidents of Trammell Crow Southeast Retail.

 

 

1996

The principals separate from Trammell Crow and reestablish The Brandon Company with offices in Orlando, Miami and West Palm Beach.

 

 

1996 - Current

Numerous development projects of grocery and drug store properties and asset and property management of retail centers  in Southeast and Central Florida.
